1. negatives - room was very basic & dated - desperately in need of a refurb, overpriced for the standard of accomodation offered, completely different to the website photos.

2. The only negatives I'd add are (1) the HVAC unit was on the brink; couldn't get the heat working on the cool nights and (2) no microwave.

3. There were three negatives on the stay 1-Parking it lists as 27 but thats self serve ONLY.

Some positives:- Good location - 5 minutes from Times Square and ideal for Broadway shows- Plenty of restaurants in the neigbourhood- Free continental breakfast (although limited to OJ, tea, coffee, bagels, muffins and fruit) but you can pay for other things- Compared with some hotels in NYC, the size of rooms are good- Free newspaper (NY Times)- Iron and ironing boardSome negatives:- The rooms are really dated.
