1. I was told we would be looked after and upon check in to the room we had a note from the manager and chocolate strawberries, so far so good.

6. If you book, talk to the manager first, check in early to get the room you pay for, go to the continental breakfast early to get any food or drink, and check your bill carefully.

The manager, who did apologize later, seated us after a long wait (getting us dangerously close to cut off time) and then it took four additional requests (I had to get up and find someone as no one would approach us) for me to get a pot of black tea, which was the very first thing I requested to our server when we were seated.

8. When we arrived we were given a subpar room (a large area broken and with rusted surface around the bathtub drain, no park view), that the manager insisted had just been renovated.

9. The front desk clerk denies the room rate includes breakfast, as promised by Expedia; the guest is required to email the hotel manager with proof of Expedia's offer, and the manager does not reply.
