1. It is convenient to the courthouses in downtown Los Angeles and about a half mile from the closest nice major hotel.

10. The hotel is located in Little Tokyo, where you will be able to find a good variety of Japanese restaurants, a Japanese market (that actually sells non-Japanese stuff as well), Japanese-style 'combinis' (convenience stores), Japanese DVD rental and so on.
