1. Slight annoyance on arrival when room not ready, but receptionist gave us a $25 food credit (put to good use at the very good outside breakfast cafe).

4. Loved the outside deck off the pool, but the pool is very small for this size hotel, and can get kinda busy/noisy if a few families show up with kids - that was just a minor annoyance.
