1. Great location, good starting the day w/ breakfast, fantastic hosts, and most of all something many guests don't coment on is the other guests-Mostly down-to-earth hard working people with respect.

2. But the Outrigger Keauhou Beach Resort is a good compromise, with reasonable rates (especially considering the complimentary breakfast buffet) and a location that is quiet and scenic but only a short distance from the center of Kailua-Kona.

4. My beefs are daily parking charge $10/day, breakfasst was ok but OJ watery and coffee terrrible, same everyday except for breakfast meat, servicing of room was spotty - things not cleaned and towels not replaced.
