1. just warm to boiling (hot enough to burn you), dated carpeting that looked like it was from the original 1800's home, paint was peeling and cracked tiles, cables coming out of the wall without plate covers (but placing a chair in front of it solved the visual problem), our room was directly across from some kind of factory so semi trucks were right outside 24/7 but keeping the A/C on canceled the noise and travel close-pins kept the drapes (that don't close completely) closed to provide privacy, we had only one tiny wastebasket (and were unable to get at least one more when requested) for such a large space so we kept multiple plastic bags around for our trash, saw a rat one night in the courtyard but the grounds are open in a major city so I guess that'd be hard to fix.

2. Also the rooms need a little refurbishing with peeling wallpaper and some paint disappearing.

3. Also, the tub/shower area was just disgusting, with brown stained acoustic ceiling panels, peeling wall paper, and a plastic mat glued to the bottom of the tub in an attempt to cover still obvious stains below.

4. While some of the wallpaper in the bathroom was peeling, and the fixtures were a bit dated, you would expect that level of charm in Louisiana.
