1. On the downside -- while it is wonderful for convention attendees, it is at least a mile and half walk to the downtown historic and wharf areas.

7. I would say the only downside is there isn't much happening in the immediate area for tourists, but the South Station (which is a short walk) can get you hooked up with pretty much any public transportation system you need.
