1. On the good side: 1) great location just 2 blocks from Capitol Hill; 2) a deli is now located across the street where you can buy some groceries also; 3) the room we had was almost perfect in the sense that the bed comfort was great, bathroom amenities more than fine; flat screen TV had a good selection of channels; 4) the air conditioning system was easily adjustable and worked fine without a lot of noise; 5) we were close enough to the elevator and ice machine but heard none of the noise associated with those devices.

2. This is a very nice hotel - exactly what you would expect from a Hyatt - quality rooms, furnishings, bed, bedding, desk, lighting, TV, bathroom, towels, amenities, etc. Everything was clean and in excellent condition.

3. We had a Regency Club room and while it was a nice amenity, the actual club was nowehere near as nice as other Regency Clubs I have visited.
