1. The lobby and restaurant are nice but the rooms need upgraded and are very dated (worn carpet, bad lighting, depressing bathroom).

2. The cons: small lobby, so wine reception in the evening was packed, worn carpets, and a general run-down look for the hotel, weekend breakfast hours start at 9:00 -- much too late for a family.

Pros:A Kimpton Hotel in a great locationRooms with Balconies (although there are no chairs on these balconies)Beds, Linens, Pillows are amazing; rooms are spaciousQuality of cleanliness and daily service was very goodVery quiet, did not hear any street noiseCons:Parking is $40 per day with taxBathrooms are incredibly small; lobby is also very smallShampoo, Conditioner and Soap are attached to the wall in a refill unit; quality was lackingHotel is a bit 'worn around the edges' and in need of a little upkeepStaff at front desk was not consistent, some were very friendly and some were aloof (especially at check in)If you are a Kimpton member then this hotel will be very satisfactory to you.

7. Our bed was AWFUL, the mattress felt like it was twenty years old, the room itself was 'tired' the carpet looked worn, the walls in need of paint, the window sills dusty.
