1. Ultimately, the rooms were stinky and the carpet was nasty.

2. I can't live with wallpaper coming off, furniture that looks worse than most you will find in a garage sale, air conditioning units that drown out the outside noise and don't cool off the room much, sinks that don't drain well, carpet that is nasty.
