problem
with our room on the last night ( not the hotels fault- anti social behaviour by other guests) was quickly resolved by the manager and our room was changed to another available wheelchair accessible room.

the thing about the homeless in the area was never a
problem
, they don't bother you at all, actually we only saw a few of them so I totally recommend this hotel.
