2. I do think that some past comments regarding the place showing some wear and tear are fairly legitimate which is why I wouldn't say this place was perfect.

3. Yes, there are small signs of wear and tear that come with age and use in every hotel or public area, BUT, considering the size of the hotel itself, and the fact that it is a 'self-concierge' facility (and that some of the rooms are privately owned), the maintenance and upkeep has been remarkable.
