1. The plusses are its cleanliness, nearby restaurants (if you like Japanese food), and walking distance to most of what you need.

7. Being right downtown next to the Japanese village with great restaurants and shops is a huge bonus, and if you want to go a little further, the hotel has a free shuttle (remember to tip, people!).
