1. The tram does run right by the hotel but the noise isn't really that bad and it stops running overnight anyway.

3. The hotel is not bad but their practice of not honoring their booking (see other reviews, it seems that it happens quite regularly) makes your stay very random and expose you to a range of annoyance you shouldn't be dealing with when staying in an hotel.
