1. While it is a short walk to the centre of the town (Faneuil Hall / Quincy etc) I'm happy to trade the reduction in price.

6. Check in/check out was a breeze, I forgot to bring dog bowls which they supplied for us for free, I also forgot my toiletries bag and they were more than happy to bring up some free things for us to use for the night.
