1. The only negatives I can come up with is that there's no microwave in the kitchenette (to warm up the doggie bags we took home from the restaurants), and the carpets and sofas were a dingy dark green.

2. Downsides: Warm room on arrival, somewhat dingy decor compared to upscale hotels, courtyard and fire escape look a little dicey to non-New York eyes, but I'm sure they're fine.
