1. At first, it seemed like this hotel wasn't going to be too bad.

The staff are always super nice and helpful, and told us that the owners had wanted to sell out a couple years ago to have the property turned into condos, but the deal fell through with the bad economy, and that is why the place is minimally maintained--but even so, the workers do their best to keep things clean.

3. bad experience as soon as we tried to check in (with reservation in hand): they sent us to a room with two full beds, even though we had reserved a room with one queen bed.

4. Stayed there the last 2 trips and the quality has gone down a lot - the carpets and bedspreads were nothing short of gross, the room was grimy and badly cleaned - yuk.

Only drawbacks are that it is not updated (if you care), the roosters/chickens beg form you if you try to eat on the lanai (which is probably true most places in Kauai - just get a 2nd floor room if you want to eat outside), and the bed are great for people with bad backs but are fine if you dont have a back problem.
