Though the $139 per night rate guarantee stated on the website was not in effect when I needed to make the reservation (and why I don't know) - I was able to make a reservation over the phone with a very friendly staff member - but for $159 the first two nights and $209 the last night, more than the guaranteed rate I had seen on the website but it was the best rate I could find in such close proximity to the university - and I checked every other hotel in the area.
