4. I, personally, would rather see live plants in the lobby and have a decent-sized vanity and working toilet in the bathroom than have the opportunity to sit out in the broiling heat and look at a river.

8. The lobby area looks decent, but rooms are very dated with peeling wallpaper, worn carpet, reglazed bathtub that was also peeling, and a rusty balcony door with a crappy lock that was difficult to close.
