5. Staff works hard, but to get this hotel into tip-top shape would entail imho, shutting it down for a few days to do a deep cleaning and remodeling and to rid it of the old carpet (which smells dirty).

6. Many rooms have fabulous water views and balconies, but sadly it doesn't make up for the state of the rooms or the need for deep cleaning throughout the hotel.
