1. The worst is when there is a rock concert- After the recent VanHalen concert I had to call security twice on the room next door- And the absolute worst is when the recent 'chicken-wing' eating contest was held (this party starts at something like midnight and goes on into the morning).

2. This is mostly due to the location of being near the stadiums for the Eagles, Flyers, Phillies, 76'ers which also host rock concerts and other types of entertainment.
