4. I have to say that even though that was a decent offer: (1) it was too little too late and (2) is not enough to overcome my negative feelings of Intercontintal given the extraordinary unsanitary condition that I discovered.

5. The location is superb and definitely outweighs any negatives regarding the room size, just don't be suprised if you feel you are sleeping in a closet.
