To sum it up:* not in the best neighborhood* clean enough, but the rooms are fairly old* rooms are small (but big enough for me)* staff is very nice* there is a great bar across the street (with free WIFI)* there are nice restaurants nextdoor (both sides)* it has a great connection to the san francisco public transport (MUNI).

4. Used to live in the neighborhood, so I think it has a great location-- easy access to MUNI, BART, good restaurants within walking distance, walked to the Castro, Hayes Valley, Mission district, SOMA, SF Opera and Symphony.
