2. My only two issues were (1) no closet space or even hooks on the walls to hang anything, (2) it was a bit noisy at night from the streetcars, Muni and vehicular traffic, and (3) wireless internet was an additional fee which we paid but then didn't get any service (this wasn't the hotel's fault, the internet service is provided by a third party).

4. Their policy is a cancellation fee of a full one nights stay, EVEN if it`s unsafe for us to stay.
