4. The hall carpets hadn't been cleaned in years, the arms of the sofas and chairs in the lobby were positively grimy and greasy looking and the cookie, sip-stir and cigarette butt that were on the lfoor by the elevators at 10:30 p.

5. Boyfriend and I checked into this hotel on Tues 12/30 and chose it primarily due its access to Beale Street, (wanted to spend NYE on Beale) and we have both had positive experiences at other DT hotels.

6. positives:AWESOME location - Forum, Baseball park (literally right across the street), Rendezvous (world famous Ribs is less than a block away), Shops at the Peabody are all real close.
