9. the area around the hotel itself is quite nice (some good restaurants on Hayes St) but if you venture a block or two in the wrong direction it can start to get quite seedy and, well, a bit scary at times.

10. Pros first - as above, the staff were very attentive and nothing was too much trouble for them; rooms were neat and clean and bed was comfortable; choice of cable tv channels also good.
