1. That location really is hard to beat, being right on the front and yet still only a 10-minute walk to the heart of the main State Street, where many of the shops, bars and restaurants are.

2. The breakfast was sufficient, even though the room was crowded; the staff was friendly and efficient, seemed like they try hard to maintain a more upsacale atmosphere than the surroundings provide.

6. The other reviews are correct: no a/c (but they do have a ceiling fan that frankly I thought worked fine but it was only 72 degrees so it is hard to say if it was hotter.

7. Their breakfast was great also so not sure why people were slamming it? Bagels, muffins, fresh fruit, tea/coffee, ham, hard boiled eggs, cereal, danishes, scones.

8. it was a very small area, with no window/or so small I don't remember seeing it, with a pull out couch so unconfortable that the kids had a hard time sleeping.

9. honestly for about $200 per night I am really trying so hard to find any worthy item but I can't think of anything but the Location which was walking distance of beach.
