1. If you are going to a game at Fenway, or simply want an excellent hotel in a great neighborhood, and next to the T, this is the hotel to choose.

4. Kenmore is much better than when I was a student 20 years ago, but it is still not the nicest or best neighborhood to stay for first time visitors IMO unless your activities are centered around BU or Fenway (then, absolutely Yes).
