3. There are two flights of stairs for each floor, so the lowest room would be two flights up from the lobby, and the fourth floor, where I stayed with my teenage daughters, requires ascending (and descending) eight flights of stairs.

It is easy to find good places to eat and have a beer walking distance from the hotel (Sacha`s Bar is the best and it`s on Charles St very close to Peabody conservatory, and there are also good options for bars like Brewer`s Art and Grand Central -the latter gay- both in the same street) The hotel is an old mansion, with a lobby/parlor, where there is a small counter.
