1. The mattress seemed a little older and not the type of bed that makes you go, 'Ahhhh' when you lay down, but I have had worse and the bedding (sheets/pillows/etc) were nice and comfy.

6. Just a few negative points - the sofa bed in the sitting area was to hard for my mother to sleep on so she ended up sleeping on the other half of the couch instead which was actually comfy.
