1. I think your big expense was furnishings and that is a given in your bizz as well as construction cost for adding walls to create more rooms.

3. CONS: Small bathrooms, can get a bit noisy (depends on which room), oddly shaped rooms (we stayed in Victorian room this time around, and our bed was diagonal in room, kinda odd, but I guess it works), very small tv (we never used it, but if you want a big tv, it isn't).

5. The location is so peaceful [except on the morning of the Rock & Roll Marathon which goes right by the building at Mile 2, and then the location's just plain fun], and the neighborhood's so tranquil compared to the congestion and stress of the big hotels along the marina.
