3. Make good first impression; staff was very helpful; continental breakfast was exceptional; grounds neat and tidy; close to university; it appears that this property needs renovation; old aluminum widows difficult to open; tub drain had to be propped open with bottle cap to drain; sagging sheetrock in the bathroom.

6. Lobby and pool area were impressive, but hotel rooms themselves haven't been updated in at least a generation, and were a little dingy, especially the rugs.
