1. The hotel needs some sprucing up (new paint in the hallways would help a lot!), but it was conveniently located within walking distance of Moscone Center, which was important to me.

4. Close to walk to Union Square and Chinatown, but you are on the edge of the Tenderloin area and therefore you have quite a few homeless and panhandlers walking the area.
