The tram does run right by the hotel but the

The 5th floor room was far enough above the street (Naito Parkway) that we were never bothered by traffic

The bathroom lighting is not great and the Max goes by the hotel on the north side but I wear earplugs in hotels anyway and none of my friends complained about
noise
.
