1. My room was was big, had free WiFi and a decent TV and was reasonably quiet.

2. So I can report on two rooms: both were clean; beds were relatively new and comfortable; internet was easily accessed and fast enough in both rooms (they have several routers, apparently); one room had no desk; both were quiet enough to get some work done.
