6. )If I'm being generous I could say that - maybe - the room had been wallpapered and repainted in the last few years, and they may have installed a new shower-head in the bathroom.

7. The location was good, near the cable car lines and financial district as well as Union Square (we stayed in Union Square itself on our last visit and the number of people begging, trying to sell things and generally hassling you really marred our experience.
