2. The front desk staff was nice, although they are behind bullet proof glass and I did get the feeling that it was a bad area of Washington even though it was a short distance from everything you would want to visit (about 2 miles).

4. There was a nice TV with a great channel lineup, a telephone, a microwave/refridgerator, all of the great amenities you have come to expect from Choice Hotels.

5. Yes, there are some street people, but to be honest, I saw more in DuPont Circle which is a very nice neighborhood.
