1. The sole elevator holds just five people, so sometimes slow to arrive (and unpleasant for strollers) -- but from the 4th floor, a quick walk down the stairs.

4. Room for improvements are definitely the elevator which many have already pointed out is painstakingly slow especially if you are on a higher level floor and possibly any safety risks associated with it which I feel is of high importance.
