1. You're a mere 10min streetcar ride from downtown, or you can mosey down the river walkway, yet it's quiet (despite Highway 5 overhead - I've never heard a thing).

4. Like I mentioned above, it's close to the highway, but it's also across the street from a streetcar stop, which is the first stop in the downtown 'free-zone', which was very convenient.
