1. Keep in mind I did not see the rooms and cannot vouch for the condition, but the hotel has seen better days a long time ago.

3. The desk did help me get a better than average rate at the other hotel (Holiday Inn - Brookline, Mass) which was significantly cleaner and user friendly.
