4. This place is in a decent location, a nice 10 to 15 minute walk to Dupont Circle, but feels worn and tired.

5. If this hotel ever decides to repaint and re-carpet, it will be a very nice boutique hotel, but until then I would not recommend it, as it seems the rooms are hit or miss.
