Did I say peeeeeeeeeeling? I'm serious: it's not just
peeling
or flaking: the problem is so severe it looks as if someone dumped a vat of rose petals into glue, turned it upside down and stuck it to the ceiling.

to the point that you wonder if there was a serious leak that went on for eons before they finally drained it.
