1. There seemed to be a lot of young college aged guys walking around on the ground floor, but I never heard any partying or hardly any noise from other guests.

3. The room rate included breakfast and the breakfast was decent: make your own waffles, hard boiled eggs, fruit (apples/bananas), toast, coffee, juices, etc.
