3. Sidewalks and parking lot broken/cracked and in need of repair, dirty parking lot, wing access door permanently opened despite the sign requesting to keep it closed, carpet wet due to excess A/C, coffee pot not clean, shortage of towels, and mumbling inarticulate inaudible receptionist.
