1. Also the rooms need updating, the furniture was stained, and bathroom was in need of some work.

The rooms were not clean enough or large enough, the tioletries were cheap and packaged in cardboard (not bottles) and were not even fresh (soap was used and left from last guest, note pad had one sheel of paper), drain was rusty and tub stained, bathroom so small you could not enter tub area or be on the toilet and close or open the door.
