1. Ample, shaded, free parking--backs up to nice and greatly used neighborhood park where you can find lots of children and dogs being walked and pickup volleyball games--very safe neighborhood in walking distance of shops and hospitals, public transportation and Fenway Park.

2. It also is adjacent to a park / (school yard?), so there was plenty of children noise during the day, but very quiet at night.
