3. The little Mexican take away just up the street has great cheap food and ther are plenty of restaurants within walking distance as well as small supermarkets.

4. Yes, there's a sex shop opposite the hotel and plenty of homeless people hanging around at all hours of the night, sometimes making a lot of noise and yelling at each other, but they're harmless, and when one asked me for money, he wasn't aggressive or rude and even called me 'Sir'.

5. The location is good, not too far from the Rapid Transit (BART) system, which is around 10-15 minutes on foot, and there are plenty of buses going up and down Van Ness Street, which is the next block.
