1. As it is on Fleming Street, which is in itself beautiful, it is quiet, yet only a couple of short minutes from the waterfront, and only a few minutes more from Duval.

2. Walking there is easier (15 minutes walk) as it was quite difficult to find parking near the shopping area and the waterfront.
