1. Not only was the location perfect for what we wanted to see in the museum district but the ambiance, room, food, staff, in particular Lisa the owner and the other guests that we met made it a very memorable stay.

However, that was not a problem, as we enjoy our privacy, and this place provided a unique experience, a beautiful room (we stayed in treetops and it was WELL worth the extra $$ to book the primo room) and a great location where we could walk or take a short cab to dinner/museums/hermann park, etc. Lisa was very friendly and non-ostentatious, and we both enjoyed the company for breakfast, our only time of interacting with the other guests.

10. I truly recommend Modern B&B to everyone visiting Houston - it's also located in a lovely area of the city with nice places to go out within walking distance which isn't very common in US.
